I once received e-mail from the editor of the Auto Body News, asking me that key question. “What is happening in the market today? Is this a good time to sell? ” My quick answer was “These are very interesting times.” Of course that answer doesn’t tell you anything that you can, event, get your teeth into. So! Let me clarify my answer. Since I have been selling body shops for nearly 5 years, I have seen many changes, event, in the body shop industry. One thing that hasn’t changed is that there have always been an abundance of both sellers and buyers. The buyers have, event, always been, and still are picky about, event, what they were looking for. The perfect shop in the eyes to the buyers is (A) one that has a customer base and a revenue stream that is reliable and isn’t dependent on the owner being there to retain each individual customer, and. (B) doing a volume of at least $100,000 per month, but really much more. Large volume sellers think that if they have a DRP (Direct Repair Program. This is where the insurance companies set up a relationship with the body shop to do all their clients business. Much like an HMO in health insurance) contract, they have what the buyers want. This may be true but the contracts are not automatically transferable, and a buyer will be very unhappy if the DRP leaves after paying money for this “reliable revenue stream.” Smaller volume sellers, on the other-hand, not having corporate, event, accounts, dealerships or other contracts still have hopes of getting lot of money for their shops. The average shop I run across is only doing about $300,000-$500,000 annual gross income. So what we have is a situation where a lot of buyers are looking, event, to buy a shop, but there are not a lot of shops available, that fit what they are interested in. This year, one change has occurred. There are fewer, event, shops available than at any time in my career. Not fewer of the large volume shops for sale, that is fairly stable, but fewer of the small mom and pop repair shops that have not been in heavy demand. The reason, I believe this has happened is because of the booming economy. Low volume shops are doing better than they have in years. They are making, event, money, and do not feel as much pressure to close down. They still would like to get out, but when they find out that their 5,000 sq. foot shop which is making them a $100,000 net profit, is only worth $100,000 on the open market they decide to keep on working. As always, the shops, event, doing $1 Million to $3 Million per year, event, gross income is still in demand. The price alone still is the main factor, in determining if these shops will sell. A good example, event, of this is what is happening in lower Orange, event, County. There are currently a couple, event, of shops in Lower Orange County that are for sale, by the owners. They appear to be very profitable but the asking price is too high and the buyers all know it. Even the fact that these are the only shops available for sale in this prime area has not changed the fact that buyers just refuse to over pay. Last year I was marketing a high volume shop, in Ventura County. The buyers refused to pay the asking price, even though the volume, event, was there. Why? The profit wasn’t. In this situation, the buyers would not pay for the volume and, event, stability of income unless the net profits were there. They didn’t assume that they would make a profit where the current owner was not. It appears that buyers of today are very careful. I believe they do not trust their own ability to get business and are too careful. To clear up any confusion about what kind of buyers we are talking about, lets break the buyers up into categories. The first category, event, is the consolidators. There are two large ones in Southern California but they are not the whole market. I have talked to out of state consolidators that have inquired about moving in to the So California market. Consolidators want shops that fit their model. ‘Hybrid shopping’,, event, to my mind, is online shopping combined with offline shopping. It is a mixture of both; a combination of all that is good about, event, shopping on the Internet, with all that is good about shopping on your local high street. Interested? Okay, here is how hybrid shopping works. On Friday morning, you telephone your best friend and suggest a shopping trip. You agree a time to meet the next day, perhaps, event, at that nice little coffee shop, where you can exchange gossip and watch the world go by over a cappuccino. Now you note down all the things you need, and would like, to buy. Then, you go online and use a price comparison site or two, to identify the keenest prices and the best suppliers locally. Be sure to make accurate notes of the product codes, at this stage. You might also print out colour pictures. Next, identify the location of local suppliers’ shops and any other potential suppliers who have yet to acquire a presence on the ‘net. Armed with your shopping list, you meet up with your friend the next day. During coffee, you talk about your hybrid shopping plans. You modify your route between the local and potential suppliers, to minimise the amount of walking required. Then, you set off together to the first supplier. When you are, event, there, you take our your shopping list and find the items that you need and want. This is where the product codes and, event, the colour pictures come in handy. If you find, event, alternatives, you note down the product codes and prices, for further checking online later. When you have found the items you need and want, and any alternatives that you did not find on the ‘net, do all the, event, things you normally do when shopping. You can check physically the materials and manufacturing standards. You can read the operating instructions and recycling guidelines. You, event, can try garments on for size and check their style and shape. You can touch, smell and even taste items,, event, if you like. You can tumble them about in your hands too. In other words, you can perform all the tasks that you cannot do currently when shopping online. Your primary goal is to satisfy yourself that each item on your list is the best possible fit for your needs and wants, event, . Your secondary, event, goal is to ensure that you order, event, the, event, right items online later and, event, avoid having to send back, event, wrong items for refunds. If you find exactly what you want, at acceptable prices, at the first high street shop you enter then fine, go ahead and make your, event, purchases. If the items are not too heavy or awkward, you may not mind carrying them around for the rest of your shopping trip. However, I would recommend visiting at least three local suppliers, if you have the time and, event, inclination to find the best deals. During these visits, you should be updating and refining your shopping list. If you have avoided the temptation to buy on the high street, your hands should be free to do this, event, . Also, if you are unencumbered by carrier bags and boxes, you might pop into that plush new bistro for lunch with your friend. If you, event, meet someone, event, nice there, you could head off in whichever direction takes your fancy, without having to lug your shopping back to your car first, where it is at the mercy of goodness, event, knows who. Let us, event, say that you have resisted the understandable temptation to buy ‘there and then’, and that you were unlucky at lunch in meeting someone nice. In the afternoon, you could continue shopping offline and refining your list. As you are not lugging around additional weight and bulk, you should have enough energy to continue shopping until closing time, if you wish. Once you, event, get home, still relatively fresh, you fire up your Internet, event, connection. Now, you re-visit the online shopping sites that you visited the previous day and visit any additional online shops that suggested themselves whilst you were out. You search for all the items that you saw, tested and liked during the day. You check the product codes and prices. You check the colours and sizes. You check the delivery details and charges. Then, you place your orders. Even with any inconvenience and expense associated with home delivery, you might well find that it is cheaper to shop online. If it is marginally more expensive, well consider the additional charge in light of what it would have cost you to hire someone to carry your shopping around all day and then deliver it safely to your home. Be sure to read, event, all the free mystery, event, shopping, event, information, event, you come across. There is an art to being a good mystery shopper. Basically you are like a reporter. You will never add your feelings or what you think to a mystery shopping report. Your job is to just answer the questions, report the facts and describe what actually happened during your shop. You never want to, event, give your own recommendations. That is not why you are hired. If the mystery shopping company, event, wants a consultant, they will hire one. All they want you to do is to answer questions with just the facts of your mystery shopping assignment. Once you find a few mystery shopping companies you can then register with them. They’ll contact you by email whenever they have a mystery shopping job in your area. You’ll only respond to the emails when you want to do the shop. Otherwise you can just delete the email. You get to pick and choose the shops you want to do. A couple of years ago I did some apartment shops for the Jancyn Evaluation Company that took me about half an hour to complete. Since they paid $25, I, event, was basically being paid $50 an hour. You can register with the Jancyn Evaluation Shops Company. They may pay more than $25 today for apartment shops since it has been about two years since I’ve done an apartment shop for them. Jancyn also does a lot of shops and surveys for the Ross Dress for Less retail stores. I’m not sure if Jancyn still has a business relationship with Ross, but I once handed out survey forms in one of the local Ross stores here in the Seattle area and made $500 for about 30 hours of work. Fieldwork specializes, event, in setting up focus groups, event, for some of the biggest companies in the US. They pay $50 to $75 for a focus group meeting that usually lasts about an hour. The last one I did with them was for some research for eBay. They, event, were trying to come up with a name for a new category on their website. Fieldwork, event, is located throughout the US in major metropolitan areas. You’ll have to visit their website to see if they are located near where you live. It’s great if you have children since Fieldwork does a lot of focus groups involving children. Perhaps you can talk your kids into splitting the fee with you. Again, the pay usually works out to be about $50 to $75 an hour. Unfortunately I have no children, but the next time I get an email for a focus group for children I’ll borrow a couple of my neighbor’s children. A few years ago, someone prophesised that workplace offices wouldn’t need paper in the future. The prophecy didn’t ‘come to pass’ though, largely because it overlooked some significant human emotions. One such, was the emotional need for safety and security, which was undermined apparently by new paper-less procedures. Another was the emotional satisfaction that we all derive from manipulating tangible objects, which was also undermined by the sudden, event, lack of paper. Yes, paper-less working was one of those ‘flights of fancy’ often indulged-in by visionaries at the forefront of exciting new technologies. These ‘flights’ are forgivable because enthusiasm, even misguided enthusiasm, is a valuable resource in our sceptical world. I must admit,, event, when I first heard about online, event, shopping, I was more sceptical than enthusiastic. ‘Assistant-less shops’ seemed just a little too much like ‘paper-less offices’. Yet, the online shopping revolution has taken hold, to the extent now that some very big retailers see the Internet as a viable and important selling channel. Why was I, along with so many other potential shoppers, sceptical at the outset? So sceptical that I held-off making my first credit card purchase via the Internet for several years. Even when I did make my first purchase, boxed software as I recall, I experienced terrible feelings of foreboding. The foreboding was worsened by the ‘cart’ summarily rejecting my first few attempts to buy online, because I’d left spaces after every set of four digits, as I’d always done when buying by card over the telephone previously. During my long ‘hold-off’ period, the media had fuelled my scepticism and undermined my enthusiasm, with scary stories of insecure servers, crackable encryption codes and stolen identities. Consequently, one day I’d feel brave enough to make my first purchase, the next I’d decide to hold-off a few months longer. In all probability, I could have gone ahead with my software purchase without any problems or worries at all, as long as I’d stayed in the ‘right’ shopping neighbourhoods. As with paper-less offices then, when the idea was first mooted, assistant-less shops made me feel unsafe and insecure. This affected my subsequent shopping behaviour. Like many others I’m sure,, event, I wanted to be a part of the ‘dot com’ revolution. However, the perceived wisdom, event, was that card purchases over the Internet were inadvisable, if not dangerous. The whole industry was just too immature initially, apparently. As, event, well as unsafe and insecure, I felt isolated and exposed in the early days of online shopping. I was a hesitant pioneer, wary of being caught out in the open by ‘bandits’, event, . I wanted to talk to other pioneers, to share my experiences with them; yes, and to hide amongst them at times. As a species, we humans like to belong to social groups. There’s safety in numbers, you see. We also like to feel loved by others. However, some of my early online shopping experiences, when customer support was still in its infancy, made me feel more like the enemy than a friend. Thank goodness I was an able-bodied, young(ish), white, male Briton with English as my first language. Otherwise, I might have felt totally alienated! Another,, event, event, emotional need that wasn’t addressed well by early e-commerce sites was the need for mastery. You see, I’d mastered a large raft of skills to do with shopping offline, in the real world,, event, in real shops. In many virtual shops though, I felt de-skilled. Rather than online shopping being as much as possible, event,,event, like offline shopping, many virtual shops were designed, event, on a computer world somewhere beyond Mars, or so it seemed. I wanted to offer some of the earliest online shop, event, designers some advice. ‘Keep it simple and, above all, keep it familiar,’ I wanted to say. Let’s turn now to the emotions of shopping itself. Specifically, the emotions associated with buying various commodities. In the early days of online shopping, I sensed that the selection of goods for sale was more to do with what could,event, be sold over the Internet very easily, rather than what could be sold over the Internet, event, . Boxed software, with little ‘personality’, event, and simple shipping, was a ubiquitous offering. Very few online shops though offered the kind of big, expensive products that often require multi-sensory approaches whilst shopping. When working in offices, we seek the security of manipulating tangible objects like paper invoices and sales reports. Likewise, when shopping, we seek the security provided by stroking settees, smelling their leather covers and listening to the noises they make as we sink into them. To address the esteem needs associated with ‘prestige purchases’, like leather settees, many online shops still have some way to go, even today. In my humble opinion, online shopping requires further, event, attention in a number, event, of key areas, if it is to fulfil its potential: * Journalists and pundits have roles to play in ensuring there is no complacency regarding the personal and financial security of online transactions. At the same time, the e-commerce industry must remain proactive in its pursuit of secure purchases, free from fraud and trickery. * Online shops should implement, where necessary, friendly forums and the like, which allow the free exchange of concerns and ideas between shop staff and their customers. * Online shops should be designed by people who live in the real world. The online shopping experience should mimic as far as possible the offline shopping experience that shoppers know and trust. Prototypes of new shops should be tested with potential shoppers from all backgrounds,, event, including age, gender, race, ability, language etc. * Designers must continue to push the boundaries of what can be sold over the Internet. Some ‘big-ticket’ items will demand the innovative,, event, event, use, event, of ‘rich’ media, like video and audio.
